وفي الحقيقة لو بصينا في الكتب اللي في ايدينا هنلاقي ان تقسيمة جليم وترتيبه للشرح في الحتة دي ممتاز

جليم جه قالك بص انا عايزك وانت بتذاكر حتة ازاي المسـاجر هيعالج الايجار التمويلي تتصور الاتي:

يعني نقدر نقول اننا معانا General rule كالتالي:

For finance and operating leases, a lessee must recognize a lease liability
and a right-of-use asset at the lease commencement date.

يعني بص يا مستأجر سواء عقدك فيه الownes او مفيهوش حضرتك هتنفخ بالونتين في الميزانية في تاريخ بداية العقد

بالونة الlease liability المتمثلة في الlease payments المخصومة

وبالونة الright-of-use asset
.
فمعلش قبل الدخول في التفاصيل احفظ الكلمتين دول الله يكرمك:

a) Initial recognition and measurement of the lease liability,
b) Initial recognition and measurement of the right-of-use asset, and
c) Subsequent measurement of the lease liability.

المستاجر المعالجة عنده بتاعت الاعتراف الاولي لبالونة الlease liability بالونة الright-of-use asset واحدة في النوعين من الايجار

ومش بس كدة ده كمان الSubsequent measurement لبالونة الlease liability واحدة في النوعين من الايجار بردو

أما بقى الaccounting for subsequent measurement لبلونة الright-of-use asset هتختلف بين الfinance and operating leases.
